wells fargo will start its procedure of foreclosure against your house only if the owner of the house is not able to make the payments towards his house for continuous 3 months. If the payments are made with in these 3 months, in that case wells fargo will not start the process of foreclosure against the person. If the process starts, it might get over with in 1 to 2 months. Fannie mae to respond the counter offer it take so long because of the processing.Even though you offered full asking price, they are going to sit and wait for as many offers to come in as possible. If someones agent says there are multiple offers on the place, that may make someone else offer more than what you did, and depending on their terms, they may end up winning.

according to the wells fargo employee handbook which I found online it looks back 10 years for a felony conviction and for any breach of trust or act of dishonesty it looks back for any time period if it was against wells fargo and 10 years back and 21 years of age or over for any other employer

At arizona, the foreclosure process does take some what around 3 to 5 months to complete. first the bank forwards a notice of default to the individual in case he does not pay off his installment for 90 days and then starts its process of foreclosure. the process time varies from bank to bank .

The time take for a wells fargo foreclosure depends on the state where you belong. For example for a wells fargo Judicial foreclosure (Illinois for example) it may take up to 7 - 8 months for the whole process. I assume you mean that you are not going to pay, and want to know how much time you have left in the house. I would recommend you immediately contact your lender to let them know that you are experiencing financial trouble. Talk to the lender, and try to setup an adjusted payment schedule. Even if your intention is to not make a payment, this good faith effort will help buy you time. Also, start packing and moving anything of value out of your house. If an eviction takes place, you don`t want your valuables strung across the lawn.
