Bank of America does not like receiving "keys in a mortage envelope."
Been there and tried that.
The vast majority of mortage companies do not want the keys when the selling price (set by a broker)
is less than the debt.
The Mortgage Company does not want the house,
they want a regular monthly payment.
So what happens if you just abandon a house like many Americans have over the decades for lack of cash to make payments?
The Mortage Company files suit and tries to get money out of a turnip (you)
or at least gets a default judgement that will have to be paid when your final estate is settled when you eventually die.
My grandfather had a debt judgement for a waterless water well drilled decades ago.
Eventually when he died,
my father had to pay the bill in order to clear the estate.
Mortgage companies live longer than humans.
